Nestled between Castle Rock and Lone Tree in Douglas County, Colorado lies a home rule municipality known as Castle Pines. Incorporated in 2008, it’s currently home to more than 10,000 residents and counting. With convenient access to I-25, Denver Tech Center and a 20-minute drive to downtown Denver, Castle Pines continues to attract upper-class suburbanites looking for a happy medium between city and country living.

Originally incorporated as a statutory city, residents voted in favor of Home Rule in May 2019 to increase local policy control and operating revenues. Real estate development in the area has seen substantial growth since then as the population of Colorado continues to rise. With 74 acres of public parks and 560 acres of open space, new Colorado residents continue to flock to Castle Pines and similar developments to live out the American dream.

2020 is proving to be a big year for Castle Pines, with multiple large-scale development projects underway. Motorists traveling through on I-25 may have noticed huge, undeveloped areas on either side of the highway that are soon-to-be bustling suburban communities. These are the future sites of The Canyons, Castle Valley and Castle Pines Town Center residential developments.

The Canyons

Though annexed in 2009, this 3,300-acre stretch of land on the east side of I-25 off exit 188 didn’t see its first permanent residents until last year. The largest of Castle Pines’ planned developments, the Canyons boasts future development of parks, trails, open spaces, and schools, as well as community, retail, agricultural, commercial and civic resources.

The Canyons will feature a variety of modern, environmentally-friendly home models from several well-known Colorado developers, including Berkeley Homes, KB Home, Infinity Homes and Shea Homes, starting from the upper $400s to $1 million plus. Home styles range from Prairie to Ranch, Farmhouse and Craftsman.

With a third of its area being preserved into park and open space land, developers of the Canyons continue to emphasize the future community’s coexistence with and appreciation of the surrounding nature, from the rolling hills and Gambel oaks to the nearby Reuter-Hess Reservoir.

This 249-acre development will eventually include 231 single-family homes, 400 multi-family homes, 76 acres of open space and parks (including Elk Ridge park), 400,000 square feet of commercial / civic land, and an elementary school.

Lennar Corporation, one of the most renowned homebuilders in the country with operations in 18 states, will be spearheading construction of residential communities in Castle Valley with their Grand, Monarch and Legends Collections. Homes will be priced from the upper $500s to $800s and will feature smart technology, modern floor plans and energy-efficient technology. More affordable homes from Meritage Homes will start at the lower $400s.
